Michael Russell

For 40 years, Michael P. Russell has served as a real estate developer, advisor and expert witness.

As a private and public developer, Mr. Russell has lead teams in the development of Howard Hughes Center and Bunker Hill, as well as Irvine Ranch, Playa Vista, Warner Center, Douglas Park, Amerige Heights and Reston Town Center, which won an Urban Land Institute Award of Excellence.  He is a specialist in the clean up, master planning, entitling and redevelopment of decommissioned aerospace facilities—always trying to leave the Earth better than the way we found it.

Mr. Russell has served as an advisor on over 300 consulting assignments across the United States.  He has specialized in mixed-use developments, including Century City, Bunker Hill, Reston, Denver Tech Center, Colony Square and Illinois Center.  His assignments have been completed in 30 States.

Mr. Russell obtained his California Real Estate Broker’s License in 1978.  Since that time, he has served as a broker in the buying or selling over 30 properties, including over 1,000 acres, more than two million square feet of commercial space and 500 units, with a value in excess of $500M.

Mr. Russell serves law firms, financial institutions, corporations, landowners, buyers, sellers, developers, architects, contractors and other participants in the real estate transaction, finance, development and brokerage aspect of real estate.  As an expert witness, Mr. Russell has served in over 25 cases, testifying in six cases and prepared to testify on the balance of the cases, which settled.  In all but one of the cases in which Mr. Russell testified, his clients won the cases.

Mr. Russell serves on the board and heads the real estate development committee of Community Corporation of Santa Monica, which is a non-profit affordable housing developer.  Over the last 25 years, CCSM has redeveloped or developed 2,200 units and numerous AIA and other design awards.

A graduate of the University of Southern California, Mr. Russell earned his Bachelor’s Degree in Political Science and his Masters Degree in Urban and Regional Planning, with an emphasis on real estate.  Rotary International, Ford Foundation, U. S. Public Health Service and the Department of Housing and Urban Development supported his education.

Steve Hazel

For over 30 years, Steven J. Hazel, has provided global forensic accounting, litigation support, valuation and fraud investigation services. Mr. Hazel has extensive experience in real estate and construction matters, both in his consulting practice, but also as principal and CFO for various real estate development companies throughout his professional career. He has provided damage calculations, financial investigations and cost audits for multiple projects within the industry in various states, and variety of court jurisdictions and arbitrations.

Mr. Hazel holds a Bachelor of Science degree in accounting. He is a Certified Public Accountant (“CPA”), Certified in Financial Forensics (“CFF”) and Accredited in Business Valuation (“ABV”). He earned the Accredited Senior Appraiser (“ASA”) designation from the American Society of Appraisers and the Certified Valuation Analyst (“CVA”) designation. He also holds designations of Chartered Global Management Accountant (“CGMA”) and a Certified Management Consultant (“CMC”).

Complementing his consulting experience with damages and cost audits, Mr. Hazel has prepared numerous asset and securities valuations and appraisals, forensic investigations and due diligence analyses on behalf of clients. He has analyzed and valued private and public companies operating in a variety of industries, including various sectors of the real estate industry. His practice includes the routine review of business plans and projections. He has consulted and opined on matters related to real estate acquisition, due diligence, proformas, entitlements, development and ultimate sale/repositioning. His practical experience in the real estate industry has been invaluable for these services. This experience includes, but is not limited to, preparation of investment memorandums, property acquisition documentation and closings, operating agreement preparation and review, loan applications/due diligence, entitlement activities, market analysis, proforma preparation and investor reports. This work includes brownfield, raw land, commercial, retail, industrial, mixed use, healthcare properties. Mr. Hazel has been involved with multiple damage cases related to the real estate industry. Examples include the following: 1. Developer lawsuit against finance partner, earning $50.3 judgement for developer located in Los Angeles area related to multiple properties, calculating lost profits for promotes and fees, and determining appropriate risk profile due to specific factors and economic climate; 2. Assisting counsel on three related lawsuits in San Diego area minimize damages from developer in carrier bad faith matter. Developer calculated over $800 million in damages, including direct costs, lost profits and lost opportunities. Final damages were less than $25 million for all three matters. 3. Member dispute related to Colorado residential and commercial development, including damages and valuation. 4. Bankruptcy plan investigation related to North Carolina mixed use project, including determination of reasonable revenues and cost structure. 5. Partner dispute related to IPO on AIM for extensive Florida land bank, including residential development. 6. Shareholder dispute related to real estate in bank industry in New York and New Jersey markets. 7. Professional malpractice matters related to real estate in San Francisco, Washington State, Kentucky, Texas and various other locations.
